It may not include variable or usage-based amounts, such as utilities or renters insurance. Required charges may be billed directly by the community or by a third party if obtained independently by residents. If independent coverage for any required service lapses, the community may bill residents until coverage is reinstated. The security deposit may vary based on screening results but will not exceed legal limits. Some fees may not apply to homes participating in affordable housing programs. All fees are subject to the application and/or lease terms. Prices and availability are subject to change. Residents may be required to obtain and maintain insurance and activate and maintain utility services including electricity, water, gas, cable, and internet as outlined in the lease. Additional fees may apply as described in the application and/or lease agreement, which is available upon request prior to applying. 

Portable Tenant Screening Reports (PTSR): 1) Applicant has the right to provide us with a PTSR that is not more than 30 days old, as defined in § 38-12-902(2.5), Colorado Revised Statutes; and 2) if Applicant provides us with a PTSR, we are prohibited from: a) charging Applicant a rental application fee; or b) charging Applicant a fee for us to access or use the PTSR.
